Why Invest In Florida?

According to the 2004 US census the Florida population stands at 17,260,899 and 70% of all Florida residents weren’t born in the state. That’s 12 million people that have relocated here from somewhere else and that number continues to grow as approximately 800 people move to the state every month.

 

During the baby boom years (1946-1964) 75.8 million Americans were born. That makes the current age of the oldest baby boomer 61 and the youngest 43. An amazing 59% of all baby boomers surveyed said that they plan to move when they retire and 21% of those baby boomers who plan to move said they’re going to retire in Florida. That’s 9.4 million people planning to move to the sunshine state in the near future. This equates to an additional 1,400 new residents moving to Florida every day for the next 18 years. That’s in addition to the 800 people a day that are already moving here. It’s projected that the number of baby boomers retiring will hit a peak in 2011 and stay strong for another 11 years. That means we are about 3 1/2 years away from a record number of new Florida residents looking for homes. These numbers don’t even take into account the 86 million tourists who visit the state every year that may be considering the purchase of a second home.

 

Florida Real Estate Market

Is the market really as bad as the media would like you to believe? As the general public wrestles with adjustable rate mortgage payments, foreclosures, short sales, and auctions, smart investors are reaping the benefits of bargain priced properties. The fact is homes are still selling at a good rate. Monthly existing homes sales in Central Florida are actually at the same levels that we saw in 2001 and 2002 just before the real estate boom.
